How I work with your pipeline

Referral, engaged directly by the borrower. The borrower is my client, the work is disclosed to all parties, and I do not receive compensation contingent on loan approval or funding.

Required boundary language

I am not a mortgage loan originator, mortgage broker, loan processor, or credit repair organization, and I am not licensed under the SAFE Act or state mortgage licensing law. I do not negotiate loan terms, take applications, offer or arrange credit, or represent any lender. I prepare and organize financial documentation on behalf of borrowers. Compensation is never contingent on loan approval, funding, or terms. Financial information I prepare must be accurate; I do not prepare documents intended to present a borrower's position other than as the records support.

Start with an assessment, not a contract

Two weeks, fixed fee, $2,500 to $5,000 depending on practice size. You get a written finding: where the money is going, what each leak is worth annually, and what it costs to fix. You own that report whether or not you hire me for anything after it.
